What property management costs in Greensboro, and what you get for it

Most owners start their search for a property manager with one question: what will it cost me? It is a fair question, and it is harder to answer than it should be, because many managers do not publish their fees. Here is how the costs usually work, and what ours are.
The monthly management fee
This is the fee for running the home month to month: collecting rent, handling tenant requests, coordinating repairs, and sending you a statement. It is usually a percentage of the rent collected.
Ours is 8.33% of collected rent. That number is one twelfth, so a full year of management costs about one month of rent. On a home renting for $1,800 a month, that is $150 a month. Because it is based on rent collected, we are only paid when you are.
The tenant placement fee
Finding a tenant is the most work a manager does at one time: pricing the home, marketing it, showing it, screening applicants, and preparing the lease. Most managers charge a one-time fee for it.
Ours is 50% of the first month of rent. On that same $1,800 home, it is $900, paid once when a tenant is placed.
Renewals and repairs
Two smaller fees are worth asking every manager about, because they are where surprises tend to hide.
- Lease renewal. We charge a flat $250 when a tenant renews.
- Repairs. We charge a flat $25 to coordinate each work order, and we do not mark up the repair. You pay what the vendor charges.
The repair question matters more than it looks. A manager who adds a percentage to every repair earns more when your costs go up. A flat fee keeps the manager's interest the same as yours.
Questions to ask any manager
- Is the management fee charged on rent collected, or on rent due?
- Do you mark up repairs or vendor invoices?
- What do you charge when a tenant renews?
- Can I see your complete fee schedule before I sign?
A manager who answers those four plainly is one you can plan around.
