For renters

What you need to apply for a rental home in Greensboro

The documents and details to have ready before you apply for a rental home, how screening works, and how to make your application stand out.

Applying for a rental home is faster when you have everything ready before you sit down. Here is what you will be asked for, how screening works, and what makes an application easy to approve.

Before you apply

Read the screening criteria. Ours are linked from every listing: tap Apply on any home on our rentals page and the criteria are shown before you start. They tell you exactly what we look at, so there are no surprises. If something in your history is a concern, the criteria will tell you whether it matters.

What to have ready

  • A government photo ID for each adult applying.
  • Proof of income. Recent pay stubs are the simplest. If you are self-employed, bank statements or a tax return work. Offer letters work for a new job.
  • Your current landlord's name and phone number, and the previous one if you have moved recently. We call them.
  • Your employer's contact, for employment verification.
  • Pet details, if you have one. All pets and animals go through pet screening, and you will be asked for a photo and vaccination records.
  • The application fee, which is listed with each home's rental terms.

Who has to apply

Every adult who will live in the home submits an application, even if only one person will pay the rent. Applications for the same home are reviewed together.

What screening looks at

Screening checks income against the rent, rental history, credit, and background. No single item decides it. Steady income and a good record with past landlords carry a lot of weight. A credit score that is lower than you would like is not an automatic no if the rest of the application is strong.

How to stand out

  • Apply quickly and completely. Homes go to the first qualified application, and a missing pay stub can mean another applicant finishes first.
  • Be honest. A past problem you explain up front is easier to work with than one we find.
  • Answer your phone. We may call to verify something, and so may your references.
  • Tour first if you can. You can schedule a showing from any home's page. Applying for a home you have seen means fewer surprises for everyone.

After you are approved

You sign the lease online, pay the deposit and first month's rent, and set up the FolioSpace resident app for rent payments and repair requests. Start your utilities before move-in day. Our residents page covers what comes next.

Questions people ask

How long does rental application approval take?

Usually a few business days once the application is complete and your references respond. Slow references are the most common delay, so tell your landlord and employer to expect a call.

Can I apply before I see the home?

Yes. Many renters apply from out of town. We recommend a showing when you can, and you can schedule one from the home's page.

Is the application fee refundable?

Application fees cover the cost of screening and are generally not refundable, which is standard practice. Read the screening criteria before you apply so you know where you stand.
